5 Signs You Need to Repipe Your Home in Orange County (2026 Guide)

Sign #1: Rust-Colored or Discolored Water

If your hot water comes out brown, orange, or yellowish, that's rust from the inside of your pipes dissolving directly into your water supply. This is especially common in homes with old galvanized steel pipes, where the protective zinc coating has worn away and the steel underneath is corroding into every glass of water, every shower, and every load of laundry.

A quick diagnostic: run only the cold water at a faucet for 30 seconds. Then run only the hot. If the cold is clear but the hot is discolored, the problem might be your water heater rather than your supply pipes. A failing anode rod inside the tank can produce similar discoloration. If both hot and cold are discolored, especially at multiple fixtures, the issue is almost certainly your supply piping.

Either way, discolored water is not normal and it's not something you should live with. It means metal is actively corroding somewhere in your system, and that corrosion is only going to get worse.

Sign #2: Low Water Pressure Throughout the House

Low pressure at one faucet is usually a clogged aerator, a partially closed valve, or a localized issue. Low pressure at every fixture in your house is a completely different problem. That almost always means mineral buildup, corrosion, or scaling has narrowed the inside diameter of your pipes to the point where water can barely get through.

We've pulled pipes out of homes in Orange and Costa Mesa that were 80% blocked with mineral buildup. From the outside, the pipe looks perfectly fine. Cut it open and the opening is the size of a pencil. No amount of flushing, chemicals, or water pressure adjustments will fix pipes that far gone. The only real solution is replacement.

Orange County's water is notoriously hard, which means high mineral content that accelerates this buildup inside copper and galvanized pipes over time. If your home was built in the 60s, 70s, or 80s and you've noticed the water pressure gradually declining over the years, this is likely why.

Sign #3: Recurring Leaks or Pinhole Leaks

One leak is a repair. Two leaks in a year is a pattern. If you're getting pinhole leaks in your copper pipes or repeated failures at joints and fittings, the individual leak is not the problem. The problem is that your entire plumbing system is deteriorating at the same rate, and the next leak is already forming somewhere you haven't found yet.

Pinhole leaks in copper pipes are extremely common in Orange County. The local water chemistry, which is hard, slightly acidic, and contains dissolved minerals, accelerates corrosion on the inside of copper pipes over time. Many homes built in the 1970s and 1980s used M-type copper, which is the thinnest grade of copper pipe available. Builders used it because it was cheaper. Decades later, those thin walls are corroding through.

We see this constantly in neighborhoods throughout Anaheim Hills, Mission Viejo, Laguna Niguel, Dana Point, and older parts of Newport Beach. Homes that were well-built in every other respect, but the plumbing has reached end of life.

Each time you patch a pinhole leak, you're spending $200 to $500 on a repair that doesn't address the underlying problem. After 3 or 4 repairs, you've spent $600 to $2,000 and your system is still failing. A whole-house repipe solves the problem permanently.

Sign #4: Your Home Was Built Before 1985

This is not a guarantee that you need a repipe today, but it's a strong indicator that your system is approaching or past its expected lifespan. Here's why the year matters:

  • Galvanized steel pipes (common in homes built before 1970): Expected lifespan of 40 to 60 years. If your home was built in the 1960s, these pipes are 60+ years old and almost certainly corroded.
  • M-type copper pipes (common in homes built 1965 to 1985): Expected lifespan of 20 to 50 years depending on water conditions. Orange County's water chemistry pushes most M-type copper toward the shorter end of that range.
  • L-type copper pipes (common in homes built after 1985): Thicker walls, longer lifespan. These are generally in better shape but can still develop issues in hard water areas after 30+ years.
  • Polybutylene (PB) pipes (installed roughly 1978 to 1995): A known failure-prone material. If your home has polybutylene pipes, replacement is strongly recommended regardless of current condition. They are prone to sudden, catastrophic failures.

PEX vs Copper: Which Should You Choose?

PEX (Cross-Linked Polyethylene)

PEX has become the dominant repipe material in Southern California for good reason. It's flexible, which means fewer joints and connections (fewer potential leak points). It's resistant to the corrosion and scale buildup that destroys copper in Orange County's hard water. It's faster to install, which reduces labor costs. And it typically costs 30 to 40% less than a copper repipe for the same home.

PEX is approved by all Orange County building departments and meets California plumbing code. It has a proven track record spanning 40+ years in Europe and 25+ years in the US. The material is rated for a minimum 100-year lifespan under normal operating conditions.

Copper (L-Type)

Copper has been the plumbing industry standard for decades. It's rigid, proven, and has excellent longevity when the water chemistry is favorable. Modern L-type copper is thicker and more durable than the M-type copper that was used in older OC homes. Some homeowners prefer copper for its traditional reputation and the fact that it doesn't require specialized fittings.

The tradeoff is higher material and labor cost, and the reality that copper is still susceptible to the same hard-water corrosion issues that caused the original problem, though the thicker L-type walls buy you significantly more time before failure.
