Ladera Ranch was developed by Rancho Mission Viejo on 4,000 acres of former ranchland between 1999 and 2009. The community includes approximately 8,100 homes across multiple villages, each with its own character and amenities. Ladera Ranch quickly became one of South Orange County's most desirable family communities.

At 17 to 27 years old, Ladera Ranch homes have copper supply lines and ABS drain systems in generally good condition. But original water heaters are at or past the end of their lifespan. Angle stops and supply valves that haven't been touched since construction are corroding. And hard water has had two decades to build scale inside pipes, water heaters, and fixtures.

Flintridge / Arden / Echo Ridge

2002 to 2005
