Mission Viejo Plumbing: The Original Master-Planned Community

Mission Viejo was developed by the Mission Viejo Company starting in 1966 and reaching build-out in the late 1990s. It was one of the largest master-planned communities in the country, with approximately 47,000 homes centered around the 124-acre Lake Mission Viejo. The city was incorporated in 1988.

The earliest Mission Viejo homes are now 55 to 60 years old with copper supply lines and cast iron drain systems that have been working hard for decades. Even the "newer" 1990s homes are approaching 30 years old and need water heater replacement and fixture updates. We serve all of Mission Viejo from our base in Orange.

Lake Mission Viejo membership: If you live in Mission Viejo and are a lake member, your property is part of the Lake Mission Viejo Association. Some plumbing work may require coordination with your HOA. We handle this routinely.

NEIGHBORHOODS

Mission Viejo Neighborhoods We Know Inside and Out

Mission Viejo was built in phases over three decades. Here is what we find in each era.

North Mission Viejo / Via Linda

Late 1960s to 1970s

The earliest Mission Viejo neighborhoods, built during the original development phase. Copper supply (M-type) with cast iron drain. At 50 to 60 years old, copper pinhole leaks, cast iron sewer deterioration, and water heater failures are the most pressing issues. These homes are the strongest candidates for repiping in Mission Viejo.

Central Mission Viejo / Lake Area

1970s to early 1980s

Neighborhoods surrounding Lake Mission Viejo. Copper supply with cast iron or ABS drain. At 40 to 50 years old, water heater replacement, fixture corrosion, and early pinhole leaks are common. Many of these homes have undergone kitchen and bathroom remodels but still have original supply and drain piping in the walls.

South Mission Viejo / Aegean Hills

1980s

Later development with copper supply and ABS drain. At 35 to 45 years old, these homes are in better overall condition but water heaters are on their second or third replacement and angle stops are corroding from hard water.

East Mission Viejo / Casta del Sol

1970s to 1980s

Active adult community (55+) and surrounding family neighborhoods. Copper supply with ABS drain. Casta del Sol condos and homes have their own HOA with specific contractor requirements. We carry all necessary documentation.

Mission Viejo Condos and Townhomes

1970s to 1990s

Multi-unit developments throughout the city. Ages and conditions vary. HOA coordination required. Water heater replacement is the most common service call in condo communities.

HARD WATER

Mission Viejo Hard Water and Your Plumbing

Mission Viejo receives water from the Santa Margarita Water District and El Toro Water District with typical hardness of 12 to 18 GPG. Over 30 to 60 years, this hard water causes meaningful scale buildup in copper pipes, water heaters, and fixtures. The oldest Mission Viejo homes have had five decades of hard water exposure on their original copper supply lines.
